> Flooring and tile for San Dimas homes, installed on a floor that's prepped right. Written price, one crew, Dallas on the phone. CSLB #1045801.

## What we do

Flooring and tile installed on a floor that is prepped right, with a written price.

## Who it's for

Homeowners in San Dimas and nearby cities. Based in San Dimas. Projects up to about 100 miles out, depending on the scope.

## How the project goes

1. **You call or send the form.** You: Tell us the room and what bugs you about it. We: Dallas or his team reaches out to you directly. You get: A person, not a ticket number. A question is fine. You don't need a plan or a budget to call.
2. **The estimate conversation.** You: Tell us the room, your must-haves, and a budget range if you'd like to share one. We: Ask what you'd change if money were no object, and look at what we can see: panel, plumbing, ceiling, floors. You get: A straight answer on what's realistic, even if it's “this is too big for that budget.”
3. **Design and plan.** You: Pick a direction. Use the mood-board builder if you want to see looks first. We: Design is in-house. We draw it, price it, and list every material. You get: A plan you can read.
4. **Written, fixed-price quote.** You: Read it with a pen. We: Itemize it by phase. You get: One price in writing, plus a list of what's in and what's not. Details below.
5. **The full walkthrough, before you sign.** Dallas: Walks you through the whole project: order of work, who does what, what you'll live without and for how long, what decisions you owe us and by when. You: Ask everything. We: Answer, and change the plan if it's wrong. You get: No “we'll figure it out later.”
6. **Contract and permits.** The contract: Lists the work, the materials, the payment schedule, our license number and who pulls the permits. The law: The down payment can't be more than California allows. See your money.
7. **The build.** In order: Protect the house, demo, rough-in (plumbing, electrical, framing), inspections where the city requires them, close-up, finish work. Changes: Anything that changes goes through a written change order first. See how.
8. **Final walkthrough and punch list.** You: Walk every inch with Dallas. We: Fix what you flag. You get: Finished work that matches the plan.

Under the floor

## Prep is where floors succeed or fail.

The finish is what you see. The layers under it decide whether it stays flat, quiet and dry.

1. 1 Structure Joists or slab. We look for movement, damage and moisture.
2. 2 Subfloor Flat, solid and clean. Low spots and squeaks get fixed here, not hidden.
3. 3 Underlayment or waterproofing The layer that matches the finish: sound, moisture or crack isolation.
4. 4 Finish floor Hardwood, engineered wood, vinyl plank, tile or stone, laid to a layout set before the first piece goes down.
5. 5 Transitions and trim Where one floor meets another, at doors, stairs and thresholds, so no tripping edge.

Entry and hallway
Room by room

## What works where.

### Entry and hallway

Hard, tough finishes handle traffic and grit. Tile and plank are common.

Not sure what to pick? Dallas will help you choose. Tap the rooms you're changing and we'll add them to your estimate request.

Transitions

## Where wood meets stone.

At doors, stairs and thresholds, the edge matters. We plan it before the first piece goes down, so there's no tripping lip and no gap to chase later.

How it goes

## Walk, pick, prep, lay, finish.

### Walk

Dallas looks at your floors and what's under them.

### Pick

You choose with real samples and a layout.

### Prep

Remove old floor, fix and level the subfloor.

### Lay

Set the layout, install, cut and fit.

### Finish

Transitions, trim, cleanup, walkthrough.

In San Dimas, finish work such as carpeting is exempt from a building permit. Plumbing, mechanical and electrical changes aren't.
Older homes can have old flooring materials or paint under the floor that need careful handling. We'll talk it through before anything is pulled up.
Your money

## A written price, and changes in writing.

### Written price

One fixed-price quote in writing before work starts. No surprise add-on fees.

### Down payment, by law

California generally limits a down payment on a home improvement contract to $1,000 or 10% of the contract amount, whichever is less (Business and Professions Code section 7159.5).

### Changes in writing

If we find a damaged subfloor, we stop, show you, price the repair, and you approve in writing first.

Flooring questions

## Flooring questions, answered.

More answers on the [FAQ page](https://dollhouseconstruction.com/faq/), or call (626) 991-8219.

Do I need a permit to replace flooring?
Not for finish work like carpeting in San Dimas. Changes to plumbing, mechanical or electrical do need permits.

Can you install over my old floor?
Sometimes. We check the old floor and the subfloor first. If it's not flat or dry, the new floor won't last.

What if you find a damaged subfloor?
We stop, show you, price the repair, and you approve in writing before we go on.

Who will I talk to?
Dallas or his team will reach out to you directly after you send the form, or call (626) 991-8219 and talk to the owner.
