1. Setbacks and lot coverage How much of the lot you can build on is set by your city’s zoning. We check yours.
2. The existing structure Foundation, walls and roof get checked before we add weight or openings.
3. Soil San Dimas lists a soils report for new homes and substantial additions.
4. Utilities Where sewer, water, gas and electrical run, and whether the panel can carry more.
5. Structural plans For structural work, plans and calculations must be signed and stamped by a California-licensed architect or engineer.

Can you go up a floor on my one-story?
Sometimes. We check the foundation, walls and roof first, and an engineer reviews it. It’s yes or no only after that check.

Do I need a soils report?
San Dimas lists one for substantial additions. It comes from a California-licensed geotechnical engineer.

How long does the city take?
San Dimas lists first-check times of 10 to 15 working days for additions under 500 sq ft, and 15 to 20 working days for larger additions and second floors. Corrections add time.

Will my property taxes go up?
